2008 – NOT A BAD YEAR!
Despite the gloomy economic outlook Duncan & Bailey-Kennedy Agency Team report a record year in terms of lettings, sales and acquisitions!
Some of the highlights of the year are:-
Major Acquisition in Uxbridge – Acting on behalf of The Bucks New University we have successfully negotiated the acquisition of a 40,000 sq.ft. office building located in a prominent location in Uxbridge at 106 Oxford Road. The building, which has been acquired on a long lease, will be converted into educational facilities for the training of pre-registration nurses and will form an important Faculty of the University, which has it’s base in High Wycombe. Planning permission was obtained by the University for change of use and the lease was acquired from the landlords, Invista Real Estate.
Lex House, Bourne End
Acting on behalf of Kenmore, we successfully negotiated the letting of some 12,000 sq.ft. of refurbished offices to Barrett Homes. This is a major letting and facilitated the relocation of Barretts Thames Valley offices.
Mercury Park, Wooburn Green
Acting on behalf of owner, Comland, we have successfully let some 11,500 sq.ft. of offices on this popular business park during 2008. Agency Partner, Adrian Dolan comments that the success of Mercury Park reflects the high quality of the buildings and their excellent location being within a mile of Junction 3 of the M40, east of High Wycombe. We continue to market space on this Park, and continue to receive a good level of enquiries. Space currently available ranges from approximately 750 sq.ft. to 9,000 sq.ft.
Artisan
This is a major 80,000 sq.ft. office building owned by Skillbond Ltd, for whom we successfully let approximately 35,000 sq.ft. during the summer of 2008 to IFS Ltd. 728 London Road, High Wycombe
We acted on behalf of Hyundai in successfully relocating the South Korean motor manufacturer from town centre offices to this prestigious prominent head quarters building, which totals some 15,500 sq.ft. of high quality offices.
Cetec House, Lincoln Road, Cressex Business Park
Acting on behalf of private landlords we successfully disposed of this 22,000 sq.ft. office building. The building was purchased by TVS Foods who have relocated from Park Royal.
Weightbridge House, Marlow
On behalf of Linden Homes we have successfully let this 10,000 sq.ft. office building, which is located adjacent to The Old Brewery in the centre of Marlow.
Prospect House, Crendon Street, High Wycombe
We acted on behalf of Berkshire Amalgamated Holdings who are the owners of this 18,000 sq.ft. office building adjacent to High Wycombe Railway Station. Some 5,000 sq.ft. became vacant within the building, and we have successfully let this space to the NHS. The property, which is being refurbished, offers good accommodation and is well located being adjacent to the railway station. Further space is available to let on attractive terms.
Bath Road, Maidenhead
Acting on behalf of Greenoaks we successfully sold a prominent site of approximately half an acre fronting the A4 Bath Road, Maidenhead. The site, which comprised a former car showroom and workshop attracted a considerable amount of interest and was purchased by an owner/occupier, the asking price being ‘offers in the region of £3 Million’.
Gerrards Cross, Station Road
Acting on behalf of private landlords, during the course of 2008 we have let some 10,000 sq.ft. of office accommodation in Station Road, Gerrards Cross. This activity in the market reflects the popularity of Gerrards Cross as an office location, being easily accessible to the M25, Heathrow Airport, Central London, as well as the excellent rail service to London Marylebone taking some 30 minutes.
Overall, we have found that 2008 has been an excellent year, but are very much aware that 2009 may well be considerably different given the economic climate.
